Million Dollar Listing Week Eight
Josh Flagg has a listing appointment at a home under construction with Barbara. Barbara’s business partner has passed and his holdings are being sold. The house is to be sold as is. The construction workers will work for one more week, but the house is far from finished. The house is 18,000 sq.ft., 5 bedrooms, 9 Bathroom, and there are custom cabinets in the kitchen. There is an unfinished pool, 4 olive trees, a large hand painted wall mural, stained glass windows and an elevator.
Josh Flagg tells the estate representative, Barbara, that this is a fantastic location, one minute from The Beverly Hills Hotel. The house is half completed and a fair price would be $5,000,000. With 8 months of construction and another $1,500,000 the house would be worth $8,000,000 or $9,000,000. Josh thinks that this should be a pocket listing in order to make it more interesting to future developers. The commission would be $112,000.
Madison and Heather meet and discuss the problem last night when Josh Altman and Madison verbally sparred at the party thrown my Heather and another female friend. Heather said that Josh Altman was a good guy. Madison said that he felt protective of his relationship with Heather. Madison said that he got mad quickly. Heather has a PCH that will take 30 minutes and she leaves.
Josh Altman moves a 5PM appointment to 6:30 PM. He has the opportunity to list a 6 figure house in Malibu and now Malibu is his territory. Josh A meets with Chip the contractor and another listing agent, Joe, is there at the same appointment time. The beautiful home has a panoramic view of the ocean. There are 4 bedrooms, 4 bathrooms, a designer kitchen, sliding glass doors, and it is a brand new construction. Chip wants the two listing agents to determine a price and he wants them share the listing. Chip steps away and Josh A offers Joe $25,000 to leave and let him have the listing alone. Joe does not accept the offer from Josh. Joe says the house is worth $15,000,000. Josh A says the house is worth $13,000,000. They tell Chip to list at $13,900,000.
Madison tells Heather that he has out of town buyers, John and Erica coming to LA for the weekend to look at houses in the $1,500,000 range. They want 3 bedrooms, a yard for kids, and big closets.
Josh Flagg and Godzilla, his dog, are in his apartment. Josh is in a robe and his hair is messy. He begins to make phone calls, and tells everyone that “you are the first person I called.” He also mentions that the house needs work.
Josh A is in Malibu for is first showing. Joe and Josh meet with a fellow agent and they try to out sell each other. Neither will step back and they are both embarrassed by their behavior. They mention the television and 8 inch oak planks for the kitchen floor as they try to promote the house.
Josh Flagg is showing the unfinished house and all of the brokers and agents are shocked by how much works still have to be done. No one seems interested in such a huge project. Josh tells us that “people just don’t have the vision that I have. Everyone wants a turnkey property.”
Madison is showing the out of town buyer and his sister in law some properties. A sick child kept the buyer’s wife at home and that is a problem because she needs to like the house also. Josh shows them a $1,400,000, 2348 sq.ft., 4 Bedrooms and 2.5 bathrooms. The ceilings are vaulted and the house needs some work. The master bedroom is on the highest level and being away from the small children is a problem for the buyer.
Josh Flagg is home and he calls his grandmother to ask permission to visit her in her penthouse apartment in Josh’s building. The grandmother says to come up and they have coffee. Josh Flagg tells his grandmother that he needs suggestions for selling this home and she suggests a party at the house to let people spend time in the home and get inspiration. Josh F calls it a construction party.
Madison is taking his out of town buyers to another house listed at $ 1,675,000. The buyer finds does not like the home and time is running out. Madison then takes the buyer to a $1,595,000 with a modern kitchen that the buyer and his sister in law love. Madison records the buyer and sister in law showing the house and will send the video to the buyer’s wife for her consideration. The buyer wants to offer $1,300,000, but Madison suggests $1,400,000. The closing will be in 15 days.
Josh Altman and Joe are at the Malibu House for a private showing. There has been a lot of interest in the property. The two listing agents are working well with each other now. Madison stops by to see the house. He always looks at homes in Malibu for his clients. He meets with Josh A and they have conflict. Joe asks if that meeting was WW2. Josh said that he did not want to talk about it.
Josh Flagg meets with Colton to discuss his book. Josh Flagg and Colton have been together for 3 years. Colton is supportive of Josh Flagg writing about their relationship as it would be helpful to Josh Flagg’s career. Colton would like to be Josh’s partner at events, not just a plus one.
Heather has job interviews that were arranged by Josh A, her new boyfriend. Heather worked in Las Vegas for 5 years selling homes before her position as the assistant of Madison in Malibu. When she leaves she sees Josh Flagg and he smiles as he knows she works with Madison. Heather handles the chance meeting well, but she was surprised to see Josh Flagg there in the lobby.
Madison meets with his out of town buyer who now wants to wait 8 or 9 months so he can go to Europe for his business. He promises to look at houses in the future. His wife liked the house, but she can’t move with small children if her husband is in Europe.
